Second-Story Addition

Building up rather than out adding a full or partial second story over your existing footprint. The right choice when your lot is too small or too constrained by setbacks to build outward. Requires structural evaluation of the existing foundation and first-floor framing to confirm it can support the additional load sometimes requiring foundation reinforcement before framing begins.

Rear or Side Addition

Extending the footprint of the house outward a larger kitchen, an expanded family room, an additional bedroom wing. The most common addition type, building new foundation and connecting the new structure to the existing house at the roofline, walls, and all building systems. Requires sufficient lot size and setback clearance.

In-Law Suite Addition

A connected living space for aging parents or extended family typically including a bedroom, bathroom, and small kitchenette or living area, with direct access to the main house. Unlike an ADU, an in-law suite addition is part of the main dwelling rather than a separate legal unit, which simplifies permitting in most Massachusetts municipalities.

Framing & Tie-In

New structure framed and connected to the existing house roofline matched, wall systems tied in, structural continuity confirmed by inspection

Systems Integration

Electrical, plumbing, and HVAC extended from existing systems or new systems installed, sized correctly for the added square footage

Exterior Finish

Siding, roofing, and windows matched to the existing home a seamless addition shouldn't look like an addition from the curb

Interior Finish

Drywall, flooring, trim, paint, fixtures finished to match or complement the existing home's interior

Final Inspection

Building department final inspection passed, certificate of occupancy issued for the new space
